ROOF CLEANING AIRDRIE
Low Pressure Roof Cleaning:
Cleaning is carried out in two stages:
1) The roof is washed using our low pressure jet wash which removes the bulk of visible dirt lichen and moss. The roof is then rinsed of all debris before the next step.
2) The second stage is the application of a premium inhibitor (residual cleaning properties)at the correct dilution rate according to the manufactures instructions killing any residual spores.
The application of the inhibitor is essential as it will slow the regrowth of moss lichen etc a reasonable expectation is that the roof surface will be biofilm free for 18-36 months before a
second treatment is required.
This system can take up to 1 year to fully clean the roof but results should be seen within a few months. We
use a professional concentrated cleaner for removing natural growth such as moss spores algae or mould
from roof tile surfaces.
Does not require rinsing.
Treats roof tile surface with no risk of staining and damage
Contains no acids or bleach
Can also have some residual benefits.
The moss is normally always cleaned from the gutter level with telescopic tools unless scaffold is erected. The downpipes are protected against blockage beforehand. Tarpaulin is laid to
receive the falling debris and gutters are cleaned out before the biocide is applied.
The bulk of the moss is removed from the roof by brusing or scraping but small moss particles and the white lichen will still be obvious at the end of the cleaning process. However the
biocide treatment will do the work killing the biofilm over time. The roof will self-cleans but this varies with numerous environmental factors.
SOFTWASH ROOF CLEANING
The importance of a quality moss inhibitor treatment equates to the longevity of the roof clean. The Moss Inhibitor treatment Cotec use is a high quality, professional-grade product that can
be used in conjunction with power washing as a post-treatment or as a standalone softwash.
The product is fully biodegradable, does not bio-accumulate and is also PH neutral thus safe for children and pets once dry. It also contains no bleach or acids and is harmless to all know
The moss inhibitor treatment soaks deep into porous surfaces – killing the micro-organisms. These actions extend the initial cleans longevity keeping your roof cleaner for longer.
Clean & Maintain
The roof must be maintained in order for the roof to stay looking clean a moss inhibitor treatment must be applied every 18-36 months where the surrounding area has trees in close
proximity every 12 months. The moss inhibitor is also a hard surface cleaner so you not only get the retardation of moss but it will also clean the roof tiles over time.
THE IMPORTANCE of QUALITY PRODUCTS
From: Glenrothes Customer
I have used Cotec twice now over the past 6 years and cannot recommend
them highly enough. They undertake the work to a very high standard and
the clean up operation was exceptional. Sam even came back at a later date
with a replacement tile that he had discovered to repair a slightly cracked
one in my roof. There are a number of companies advertising similar
services but I would be surprised if anyone can match this standard. All work
completed as per the Statement of Work, on time and at the agreed price. I
will certainly be using them again in two years time when the roof needs

Softwash Roof Cleaning can be time a consuming process depending on the roof thus the roof may require scaffolding which requires a qualified scaffolding company to install. Cost for
scaffolding vary from region to region but you can expect to pay from around £200 a side of the property but this will depend on the complexity of the scaffolding.
