What is Softwashing ?
The application of a chemical concentrate via a low pressure nozzle and pump.
How to clean Render Walls
Pressure Washing at a high pressure is not recommended to clean Pebble Dash walls as the force of the jet will dislodge the pebble dash in addition it may score a smooth render finish such as K-Rend. Softwashing is the preferred method for the cleaning of Pebble Dash and Smooth Renders this non-invasive system uses chemicals to remove the staining rather than force. We also use our Super Heated hot water system on a few occasions.

In addition, other species such as algae and lichens can develop rapidly and spoil the appearance of surfaces as they can be very brightly coloured.

Controlling the biofilm
The way of controlling the biofilm is by impregnating the surface with a Softwash solution or to use Super-Heated water at a very low pressure.
System Application
The application to the substrate is by a low pressure pump with the chemical concentrate mixed to the correct solution for the works task. The pressure applied for the spray application is less than a garden hose around 3.5bar or it can also be applied with a very soft bristle brush where the wall contamination is severe. The wall is left for around one hour (per application) then rinsed which removes debris from the wall allowing subsequent application to penetrate more deeply into the layer of biological growth which ensure maximum effectiveness. When it becomes noticeable that the render is in need of cleaning the biofilm is normally well established so may require two applications of softwash to complete the works but on occasion if the wall is badly contaminated three applications are applied. Softwash on its own will clean and sanitise the wall but will not offer any long-lasting protection a further application of inhibitor will provide residual protection against re-colonisation.
1) A hypochlorite based softwash biocide which at 5:1-10:1 dilution is classed by the EU, PCD and HSE as non corrosive or hazardous to people or the environment.
2) A Biocidal Wash (DDAC) fully biodegradable does not bio-accumulate Ph neutral, so safe for children and pets once treated surface is completely dry.
3) A organic Softwash which is biodegradable100% safe for the environment 100% ( Hypochlorite) Free 100% Biocide Free Non hazardous Non toxic.

How Does it Work?
The specialised softwash biocide works extremely rapidly to give remarkable results sometime in only 30-60 minutes – often much less on smooth, non-porous surfaces and does not bio-accumulate also becomes inactive within 30-60 minutes of application where it breaks down when in contact with organic materials and quickly dissipates. Softwash (DDAC) will kill Green Algae within minutes by cell wall puncture and should disappear over a few weeks as with Red Algae - Black Fungi 4 weeks to 6 weeks to shed the dead biofilm. This gives the superficial stains time to recede, leaving the marks if any requiring attention more identifiable. Organic softwash works similar to softwash ddac.
How Long does softwash take to clean?
Softwash Biocde: The surfactant in the solution promotes the adhesion of the softwash to the substrate which allows for a prolonged dwell time thus it is extremely effective at low concentration which is safe for people, materials and the environment. It is the oxidization that damages the outer membrane of microbial cells allowing them to be broken up and lifted away from the surface. Biocide: The products works by entering the microorganism’s cell membrane to damage and inhibit the cell’s genetic activity which destroys its integrity. Organic Softwash: The product will enter the cell wall of the surface contaminant killing it.
Types of Organic growth that can be removed by Softwashing: 1) Algae - is a green film or powdery layer found on paving stones,stonework and render. 2) Lichen - grows on timber structures and paving stones, roofs. The colour can vary from orange to silver/white. 3) Moss - is found on all types of surfaces and can be very dense tufts of growths.

The results that can be achieved (but not guaranteed) will vary as not all renders are the same but in general the render will be free of biofilm and look much cleaner. The softwash application does work quickly and dramatic results can be seen the same day but some very light residual discolouration may remain but any biofilm staining will disappear over the next few days to weeks.
