System 1) A hypochlorite based softwash biocide which at 5:1-10:1 dilution is classed by the EU, PCD and HSE as non corrosive or hazardous to people or the environment. This solution
contains no acids or solvents does not bio-accumulate and the surfactant is fully biodegradable and after use it quickly breaks down into tiny amounts of ordinary salt and water
The Softwash Solution:
K Rend that is initial applied to a wall looks great but over time pollutants start to build up on the surface of the render. This staining can be on all of the property or just the sides which takes the worst of the weather and are normally brightly coloured red green or
black. These unsightly marks spoil the aesthetics of the building but over the long term may damage the render.

The products active ingredient is recommended for the cleaning of – render and cladding – of industry-leading companies such as K Rend, Weber and Kingspan Cladding.

The render can be treated using professional softwash products which are fully
approved by both the Irish Pesticides Registration & Control Service (PCS) and UK
Health & Safety Executive (HSE) for use as a softwashing biocide in Ireland and the UK
also it's fully compliant with the EU "REACH" (Registration, Evaluation, Authorisation &
restriction of Chemicals) regulations for cleaning exterior hard surfaces.
This professional grade product can give outstanding results as can be seen in the
photos. A safe and effect method to return your property to that new look again.

A (ddac) based Softwash solution that will kill the algae, lichen fungus and mould spores and will provide a degree of ongoing residual protection. This is a slower process that shows results between 6 to 12 weeks, and the surfaces will continue to naturally self-
cleanse over the next 12 months.
System 2) A Biocidal Wash (DDAC) fully biodegradable does not bio-accumulate Ph neutral, so safe for children and pets once treated surface is completely dry.

The surrounds of doors and windows can be made from cast stone which is made from Natural Aggregates, Cementitious Binder and Pigments but over time grime builds up on the surface and need to be cleaned.
High Pressure washing can damage natural stone or cast stone and is best avoided Softwashing is the preferred method for cleaning but super-heated water at very low pressure can also be used. The Softwash system we use can not only clean the stone but
can have residual benefits.

The build-up of moss, lichen and built-up dirt must be removed normally with a soft bristle brush.
The Softwash is then applied to the surface area left to dwell before being rinsed the procedure
may need to be carried out more than once. This can be follow with an inhibitor treatment.

What are biofilms?
The collective name for algae, moulds, fungi, lichen that grow on the walls of properties. Green Algae, Red Algae Trentepohlia is a species of green algae which produces haematochrome which is a red pigment, Black Fungi are characteristic black
cones around stone joints, window sills and cornices, or thinly spread over flat surfaces. The black is metabolised by the hypae in the porosity of the render and protects it from UV light. Moulds Cladosporium spp and Alternaria spp. both metabolise a
black pigment.
Controlling the biofilm
To control the biofilm, it must be impregnated with a Softwash solution. The premium products Cotec use are AlgoClear® Pro and Bio Cleanze and Lightning Cleanze which work on the biofilm by puncturing microorganisms cell walls. Softwash does not
have any detrimental affect on the render.
Cleaning Render Walls
Irrespective of whether the wall is K Rend Pebbledash or Roughcast Cotec offer the choice between a system 1 or stysem 2 clean.
System 1: Lightning Cleanze and a maintenance treatment of Biocleanze results can be seen within 72hrs.
System 2: Only Bio Cleanze or Algoclear Pro results can be seen from around 4-6 weeks but keeps cleaning for up to a year.
Benz Bio Cleanze is a non-aggressive, high purity product that is perfect for cleaning black, green, and red staining from wall render.
It's a Ph neutral quaternary ammonium with added IPA (isopropyl alcohol) that quickly cuts through the layer of biological growth (the “biofilm”), ensuring it’s completely killed.
Algoclear ProlgoClear Pro is a high purity quaternary ammonium, high purity means the product does not contain solvents and will not affect silicone additives / sealants / coatings found in modern construction products. It is a biocide working by contact with
microbial life. It will act on organisms by puncturing their cell walls.
Softwash biocides do not affect the colouring or chemical makeup of self-finished renders. On porous render, the biocide will soak deep to ensure the source of the staining is completely eliminated.
Lightning Cleanze offers a faster way to remove staining of all kinds from wall render and is particularly useful for removing stubborn black staining.
